Structural warranty insurance protects against structural defects in a new-build project or conversion, usually for a period of 10 or 12 years after completion.
This type of policy, which costs from £2,500 to £6,000, may seem expensive, but Grand Designs magazine readers are being offered the chance to win a 10-year structural warranty, courtesy of ABC+ Warranty.
Because it seems expensive, structural warranty insurance is often not factored into a project budget at the outset. Buying a structural warranty at the end of the build, however, can be a costly mistake.
This is because, once the project is completed, it can be difficult and intrusive for a building surveyor to check for defective workmanship. As a result, buying the insurance at a late stage is likely to cost much more than if a warranty provider had been appointed from the start.
Doing so offers peace of mind that a surveyor will check the quality of workmanship is of an acceptable standard. Plus, without a structural warranty in place, you won’t be able to raise a mortgage against the property or sell it within the first 10 years of the completion of works.
