The new model has been created in response to the changing market conditions in the UK. It’s still a prefabricated home, but it’s timber frame features a streamlined and efficient design, making it more eco-friendly.
Not only that, but it’s also a cost effective solution as a self-build project. It is built using Baufritz renowned prefabricated timber frame system and the Barn L Compact meets Passive House standards. Therefore, significantly improving the chances of planning approval.
Who are Baufritz?
Baufritz is the leading manufacturer of modular, timber frame homes. In 2024, they introduced their Signature Homes range of elegant, off the shelf houses. These are for clients who want a faster and smoother route to building their prefabricated home.
They come in two styles – the barn collection and the classic collection. With a choice of three sizes for each: M, L and XL. While the homes in the Classic Collection are more suited to urban environments, the Barn collection are more spacious, family homes. What’s different about the Barn L Compact design?
The Barn L Design has attracted considerable interest since launch. This has inspired us to expand the choice of houses in the Barn Collection range, with a new variation of Barn L.
Barn L Compact is a pared-down version with a simple, L shaped design and a pitched roof. It’s set apart due to the value for money and compact size. All without compromising on the outstanding design, sustainability and use of healthy materials that make Baufritz so unique.
Oliver Rehm, CEO and Head of Design at Baufritz UK says: “Since we launched our signature home collection, Barn L, in 2024, the Signature home Barn L has attracted a particularly high interest.
“Signature homes are predesigned house plans that customers can choose from their particular plot of land. When you are choosing a Barn L Compact, you get a beautiful prefabricated Baufritz building at a lower cost. We take care of everything from planning permission to interior fitting.”
What are the Barn L compact prefab homes like inside?
The simple, clean design and the extensive use of glazing give it a modern look and feel. The house sits naturally in a large plot of land in a rural setting and is designed as a single storey building with a loft extension. It has four good-sized bedrooms and plenty of storage space. There is has a distinct separation of the public living areas and the bedrooms.
It also gives you the option of a private courtyard or terrace shielded from view from the street or other properties. The two wings of the house have pitched roofs, while the roof of the connecting entrance hall is flat.
Walking through the homes
Upon entering the Barn L compact prefab homes, a spacious hall offers a glimpse through the glass door opposite. Another door then leads to the downstairs toilet.
A spacious corridor with low lying windows takes you past the block with the utility room and plant room. This then leads through to an open-plan kitchen and living space. The living space has a double height, vaulted ceiling that creates a bright and airy space. There is room for a dining table and lounge with sofa and armchairs, alongside large windows and sliding patio doors leading into the garden. This creates a direct connection with nature during the warmer months of the year.
The interior design of the homes is contemporary with high ceilings and long views through the living area to the entrance hall, which all helps to make it feel more spacious. This layout includes a cleverly designed storage unit over the plant room that can be accessed via a hatch with a pull-down ladder.
The second wing of the house is home to three good sized bedrooms, with a fourth room built into the attic. The generous master bedroom has its own dressing room and en-suite bathroom, while the other two bedrooms on this floor share a bathroom.
A glazed door in the hallway provides access to the garden or patio, while a U shaped staircase leads up to a guest bedroom in the roof space with its own en-suite bathroom.
A large, floor-to-ceiling window in the gable end of the house allows daylight to flood in, therefore making this room an attractive cosy space away from the main bedrooms and living space.

What makes the Barn L range eco friendly?
Baufritz homes all have an amazing reputation for manufacturing eco-friendly, timber frame houses using only natural materials.
The Barn L Compact prides itself on its energy efficiency and conforms to passive house standards. It offers all the natural materials and eco-friendly touches of a typical Baufritz home. Including energy-efficient design, thermal insulation made with wood shavings, airtight frame, mechanical ventilation with heat recovery and air source heat pumps as standard. All at a more affordable cost.
Can you alter things from the standard layout of the Barn L home?
The standard layout that has already been described and in the floor plans – including arrangement of windows, extension in loft and guest bedroom on first floor – is cost efficient and guarantees fast delivery time. However, this price does not include foundations or a basement.
If you would like photovoltaic panels these can be installed on your roof on request. This is also the case for timber decking for patio or terrace at an extra cost.
It’s important to note also, that the Barn L Compact can be customised to reflect your own individual style. At the Baufritz HausSchneiderei design centre in South Germany, they offer a wide choice of different materials that can be used across the prefab build.
